pre-contract stage
Tender support - Our team can support the bid stage of the project with speculative design advice to enable the contractor team the reassurance of pricing a considered solution. Followed by attendance at tender interviews to demonstrate professional guidance and judgements made within the tender. Compliance checking - A sense checking exercise to review employers requirements and base design information at tender stage which can identify important discrepancies or anomalies. Exploring alternative design options, materials or products to aid programme and value from current market knowledge. Risk management - The team will extract the relevant risks from the design information, look to find mitigation or identify the implications of those which cannot be resolved. Drafting bespoke risk registers across all design disciplines to feedback through the supply chain. Planning - Our RTPI planning team support and comment on the planning restrictions through a desktop analysis and planning history review. Our team will validate that inherited planning stage designs are viable or if a planning amendment would alleviate the requirement for an overly complex design. Our team also assemble, submit and manage planning applications. Sequencing and coordination input - Extensive experience and understanding of the construction process, and discipline integration allowing us to comment on the most efficient way to deliver coordinated information and thus integrate with construction sequencing. Sustainability - Providing advice on the implication of various sustainability accreditations (BREEAM, DREAM, LETI, LEED) on design, input and cost. Considering wider impacts of thermal comfort and solutions to enable this.

Team formation - Assembly of a team in partnership with the contractor to provide the required skillset for second stage tendering.

Lead consultancy and coordination role - Established experience leading multidisciplinary teams and providing detailed design information. Ensuring relevant consents, approvals and section agreements are all resolved.

Risk - The team work harmoniously to remove all design related risks through; sufficient investigation, temporary works, comprehensive design solutions, identification of sub-contract design packages and technical approval.

Planning - Where planning approval is secured we will track condition discharge and ensure the team develop their designs to satisfy statutory requirements.

3D modelling - Comprehensive use of advanced construction modelling software to produce coordinated engineering analysis such as; thermal overheating, SBEM, EPC and structural finite element design.

Health and Safety - Consideration of design and site risks, finding sensible resolutions to manage residual risks and access. Undertaking the role of Principal Designer, CDM Advisor, Building Regulations PD/Advisor or overseeing site safety through the project duration.
