Building Regulations Principal Designer

In October 2023, the Building Safety Act enabled changes to the Building Regulations 2010, which created the roles of Principal Designer and Principal Contractor as well as introducing new Client duties towards construction projects. The role of the Principal Designer under the Building Regulations is distinct from that defined under the Construction (Design and Management) Regulations 2015 (CDM 2015). It is important to provide clarity on the responsibilities and importance of the Principal Designer within the context of the Building Regulations (BRPD).

Design assessment The BRPD is responsible for assessing and approving the design to ensure compliance.This involves: • Reviewing architectural, structural, mechanical and electrical plans and specifications. • Identifying any areas where the design may fall short of regulatory standards. • Providing guidance and recommendations to bring the design into compliance.
