design to delivery With over 200 professional staff, we assemble teams to best suit the project type and meet the clients’ requirements.We approach projects holistically and look to provide the optimum proposal for each site to meet or exceed the clients’ requirements. We offer advice from a very early stage in projects, often carrying out site appraisals to identify the key constraints. Our planning team will prepare a Desktop Planning Appraisal to highlight the planning status and proposed planning strategy, their advice has allowed us to sustain very high levels of success with our applications.The architectural and engineering team then use the information from our planners to produce high quality feasibility appraisals to assess the development potential of sites.This enables our clients to make informed decisions at an early stage. When dealing with existing buildings, our surveyors can assess the condition and schedule repairs which can be useful in early viability testing.The design team will provide options for conversion or extension to optimise the efficient and economical re-use of a building. In recent years the climate crisis has focussed minds on the need to design sustainably.At Ingleton Wood we have been at the forefront of sustainable design for over 15 years, having designed zero carbon and Passivhaus affordable homes.We use this knowledge to assist our clients to develop sustainable design strategies for their buildings. It is important to do this at the outset of projects to ensure the sustainability solutions are fully coordinated within the overall design. Our environmental engineers are also on hand to prepare energy assessments. Beyond feasibility stage our wider team of experts add further value. Our Principal Designers are always on hand to make sure all Health and Safety matters are addressed in compliance with the CDM Regulations. Our building surveyors also advise on Party Wall matters. affordable housing Ingleton Wood has an established pedigree in working with housing associations developing in London, East Anglia and the South East. Our track record demonstrates we can deliver an extensive range of project types with schemes from one or two houses to developments in excess of 700 dwellings.The diversity of projects delivered for housing associations is wide ranging covering all manner of building types from affordable rent to shared equity and hostel accommodation and sheltered housing. Our design teams are well versed in the exacting requirements and constraints of the housing association sector where meeting stringent space and quality standards is key to delivery and funding. local authority housing developers In recent years with growing pressure to realise value from land in their stewardship, local authorities have increasingly turned their skill set to developing their own housing products to meet housing shortfalls. With its experience Ingleton Wood is well placed to deliver services to the sector and has a demonstrable track record of providing design support and counsel to local authority clients. We have worked with several local authorities from the start of their development programme and have secured a number of significant planning approvals and seen projects through to completion for developments of up to 300 dwellings. In some cases, rather than being retained to provide local authority homes, the land has been sold on to developers to allow quicker release of value which can then be re- invested. With our integrated planning services, we can assist in evaluating potential development sites quickly and effectively.

residential schemes for developer clients The Practice has an excellent record of completing residential projects for developer clients over the last 20 years. Our teams are adept at interpreting developers varying requirements for architectural style, size and specification and use our huge back catalogue of projects to help fast track design solutions.Where this includes the use of developers preferred standard dwelling type designs, we will integrate these into layout proposals in addition to providing new house types where required to suit site specific demands. The Practice is used to working with developers preferred construction methods (traditional, MMC etc.) and we are generally able to incorporate these into the detailed design and construction information.We will also develop an appropriate but economic sustainability strategy for each project.

office to residential conversions In 2013 Planning legislation changed to enable redundant office accommodation to be converted to residential use. In many cases this was deemed “Permitted Development”, avoiding the need for a full planning application. A number of our clients took advantage of this and we have completed several projects of this type. We can undertake early appraisals of potential buildings to assess their suitability for conversion as some prove much easier to convert than others. Recent changes in planning legislation have made it easier to obtain approval for the conversion of a wide range of building Uses into residential accommodation. How to ensure the longevity and vibrancy of high streets is one of the overarching questions at present increasing residential use is now seen as a critical tool in order to revitalise our centres.The General Permitted Development Order (2015) offers opportunities for building owners to increase the value of their assets in some cases where retail and office use has declined. Our planning team can assist clients realise the full potential of their buildings, taking advantage of this legislation.

sheltered housing Ingleton Wood has extensive experience in the sheltered housing sector. Our projects include the development of new sheltered housing schemes and the conversion of existing facilities. There was a push to develop sheltered housing in the late 1960’s and 70’s. Many of these buildings are now outdated and create occupation challenges. A number of our housing association clients inherited aged sheltered housing schemes through the stock transfer agreement with local councils. Ingleton Wood is working on significant new-build retirement living projects in London and East Anglia. We have also completed the conversion and remodelling of several sheltered schemes in recent years.The buildings have generally been substantially reorganised to provide a better level of accommodation, more fitting to current expectations. In some cases, due to the nature of the work, these projects have been procured using a traditional construction contract (rather than Design and Build). Ingleton Wood has administered these contracts to completion.

detailed designs and construction drawings We have developed strong relationships with the region’s major contractor/ developers over the years. We are often engaged to assist with the detailed design and construction information for projects secured by them at tender stage. Not only are we pleased to offer this service for schemes we developed to planning approval stage, but also where we were not involved pre-planning. Our experienced, pragmatic approach to detailed design enables us to develop the optimal construction strategy. This will save the developer client both time and money during the construction stage.

Our in-house multi-disciplinary team is also on hand to assist with a wide range of services.

BIM has been a key focus for Ingleton Wood for a number of years and we have evolved our design capabilities to include full 3D modelling services using the latest software. Our primary design disciplines have the ability to produce individual design models or work collaboratively to produce multi-disciplinary BIM models that can be used for clash detection, site verification and ongoing maintenance. Ingleton Wood understands that our clients want to interact with us on a digital level and be a part of the design process, which is why we aim to make our 3D models as accessible as possible. Using cloud based technology we can allow our clients to view and navigate through our digital designs through a web browser, or even enjoy immersive mock-ups that can be viewed on virtual reality capable phones and tablets.

bespoke homes Much of this brochure focuses on fairly standard residential solutions.We do however recognise the needs of some clients wishing to commission something a little more special for their home. We have a strong background in the design of bespoke homes.We have completed a number of substantial bespoke dwellings for a range of private clients.These houses have included indoor swimming pools and gymnasiums, cinemas, wine cellars and the like. Amongst other individual private clients across the region, the Practice has had an association with the Hutton Mount development since it’s origins in 1936.We have completed a significant number of substantial houses on the private estate over the years.

sustainable design Ingleton Wood has an established track record in providing bespoke sustainability advice to clients since 2000. Over this time the Practice has kept abreast of the evolution of approaches to sustainable design championed across the UK and Europe and has brought this knowledge to our range of residential sector client types. Our approach to sustainability in residential development is very much client led.Whilst we clearly ensure our schemes meet all national and locally specific regulations, we are able to offer solid sensible advice to those clients wishing to go beyond just compliance to address the climate challenge and low cost in-use agendas. The design team will generally use a ‘fabric first’ approach to design, ensuring orientation allows properties to capture free solar energy and that all elements of the external building envelope are well insulated to mitigate heat loss. Once these passive strategies have been applied we can then provide design advice on the use of integrated green technologies including MVHR, air sourced and ground sourced heat pumps in addition to solar and photovoltaic panels. Our team contains designers experienced in delivering low carbon and zero carbon housing, including established approaches such as Passivhaus for which we have a number of accredited designers.

traditional homes Most of the projects illustrated in this brochure are based on contemporary design styles.This is generally considered to be most appropriate for many of our schemes…but not all.There are numerous occasions where a more traditional approach to design is the most appropriate, and we have completed a number of developments using traditional and vernacular design styles. The use of traditional building forms coupled with careful selection of materials used in the locality is generally a good starting point. High attention to detail and composition of the building’s appearance all contribute to a successful traditional design.
